Contract Inclusions
3 Minor visits scheduled across the year, each including routine checks and preventive care to maintain AC performance
- Cleaning of AC filters
- Inspection of electrical components
- Refrigerant gas top-up, if required (Gas above 1 kg will be charged separately during PPM)
- Cleaning of the drain tray and placement of drain flow tablets in the drip trays
- Cleaning of grills and diffusers in place
- Thermostat operation check
- Measurement and recording of the grill temperature
- Overall system performance check and issue reporting, if needed
Reactive maintenance support
- Inspection of AC units upon request
- Repair of AC units (labour only; spare parts excluded)
Important to Know
The following items are outside the scope of this contract and may require separate arrangements or quotations
- Spare parts and materials required to restore equipment or system functionality
- Duct cleaning
- In-place coil and blower cleaning
- Deep cleaning of cooling coils and blower fans
- Replacement of ducting insulation and insulation material to ductwork
- Special access requirements such as scaffolding or ceiling access panels
- Repairs or replacement of electronic items
- Internal water leakage not related to the AC system, including under bathtubs, WC areas, inside walls, ceilings, under interlock, garden areas, or leakage from non AC assets
- Garden lights and irrigation systems, including sprinklers
- Picture hanging, painting, and decoration works
- Civil works such as wallpaper, gypsum board, facade and related works
- Installation or replacement of decorative or chandelier lighting systems
- Specialised systems such as fire fighting, fire alarm, CCTV, swimming pool system and similar
- Any modification or alteration to existing systems
- Appliance repair or troubleshooting, such as washing machines, ovens, microwaves, dishwashers, and similar appliances
- Pump or motor servicing
- Drain unblocking
- Any service not listed under contract inclusions
If materials are required during a callout, a separate quotation will be shared after inspection
