1 Major Visit and 2 Minor Visits scheduled throughout the year
Minor visits include:
Cleaning of filters
Checking of AC electrical components
Topping-up of refrigerant gas if applicable (gas above 1 kg will be charged separately during PPM)
Cleaning of AC drain tray
Placing of drain flow tablets in drip trays
Cleaning of Grilles/Diffusers in place
Inspecting the thermostat operation
Check and record parameters such as grille temperature
Check overall AC operation and report issues if found
Major visit includes the full scope of minor visits plus:
Cleaning of the cooling coil
Cleaning of the blower fan
Cleaning of the outdoor unit (Applicable for DX Systems)
Cleaning and flushing of the chilled water strainer (Applicable for Chilled Water Systems)
Reactive Maintenance Callouts:
Inspection for the AC units
Repair of the AC units
Exclusions
Spare parts and materials are not covered under the scope of this annual contract.
Duct cleaning
In-place coil and blower cleaning
Deep cleaning of cooling coils and blower fans
Replacing of ducting insulation
Changing any insulation for chilled water pipes
Changing of any insulation material to ductwork
Any special access requirements (scaffolding, ceiling access panels)
Repairs and/or replacement of electronic items
Internal water leakage, e.g., under the bathtub, WC, inside the wall, ceiling, under the interlock, and garden areas or any leakage resulting from assets not related to AC
Garden lights & irrigation systems (sprinklers)
Picture hanging, painting, and decoration jobs
Any civil related works such as wallpaper, gypsum board, facade, etc.
Installation or replacement of decorative and chandelier lighting systems
All specialized systems such as fire fighting, fire alarm, CCTV, swimming pool, etc.
Any modification or alteration to the existing systems
Any appliance repair/troubleshooting such as washing machine, oven, microwave, dishwasher, etc.
Any pump or motor service
Any unblocking of drains
Any service not listed in the scope of work
Specialty treatments for bedbugs or other pests
Replacement of damaged mattresses or accessories
Note
Spare parts and/or materials required will be quoted and charged separately upon confirmation by the customer
If materials are needed during a callout, a separate quote will be provided after inspection
A 50% pre-payment of the total quotation is required to confirm any additional orders
